Location: Capranica is located in the heart of Rome’s Lakes District, in a very privileged position at the cross roads between Lazio, Tuscany and Umbria. Beautiful Lake Vico - situated in a protected and unpolluted Natural Reserve - is at only 5 minutes from the villa - The medieval village of Capranica offers all sorts of shops and supermarkets as well as a Train station and very good inter-city busses that connect Capranica with Rome and the main cities of Tuscia.

Charming villa (40 minutes from Rome) with lovely countryside views, a charming private swimming pool, and a 6.000 square meters park, bulging with colourful flowers, and olive, fruit and ornamental trees. The villa is situated in a lovely, deep green valley, surrounded by gentle hills and vast hazel nuts and pine trees plantations. It enjoys a totally private position, at only 5 minutes from the long sunny beaches of breathtaking Lake Vico. Capranica is also a paradise location for golfers: Two lovely 18 holes Golf clubs are available in the area (Sutri and Olgiata). The Mediterranean seashore is at only 20 minutes drive. Its extremely privileged geographical position ( at the cross roads between Lazio, Tscany and Umbria, which together hold 60% of Italy’s cultural and artistic heritage)

The villa is located in a deep green valley, and – in the distance – is surrounded by other charming villas, each set in its own park. The villa offers total privacy, peace and silence and is ideal for an unforgettable vacation combining relaxation, sporting activities and cultural visits. While very quiet and private, the villa is located close to where cultural and sporting activities are. Furthermore, all sorts of shops and supermarkets are available at a 3 km.

The property enjoys a 100 square meters white marble solarium, furnished with sun beds as well as with a garden table and chairs seating 8 persons, for open air meals. A lovely BBQ is there to grill fragrant steaks while slowly sipping an excellent glass of Italian wine. The whole property has been conceived and realized to be the perfect place for relaxation, well-being and for a totally out of common vacation.

Lake Vico, the nearest lake to the villa, is a blessed corner of natural, unpolluted beauty, where one can have long refreshing swims, rent a sailing boat, a canoe or a wind surf table, take unforgettable walks in the woods which descend from the mountains to the lake beaches, as well as enjoy bird-watching and explore the Protected Natural Reserve of Lake Vico on horse back.

The deep green mountains which embrace the lake, are covered by century old oaks, beeches and chestnut trees, joining branches overhead, and gently slope down to the lake shores. The end result is a fascinating live painting of rare beauty.

Prices include: 1 set of bed sheets per bed per week – 2 normal size towels per person per week - Water consumption – cooking gas consumption - Initial cleaning of the villa, the park and the pool before arrival day – All taxes included.
Prices do not include: Prices refer to parties of 6+1+one infant under one year. The villa also offers a Guest Apartment accommodating two persons, and each person would pay 8% of the weekly rent - Electric energy is metered, and consumption is payable upon departure according to the figure registered by the Meter – Hot water is produced by a dedicated and metered gas boiler, and gas consumed is payable upon departure according to the figure on the meter - Parties of 8 to 9 persons can also rent the Guest Apartment for two persons, and each person would pay 8% of the weekly rent - The following costs are to be paid upon arrival: Final Cleaning of the Villa and the pool and final maintenance of the park: Euro 250 - A refundable breakage deposit of Euro 500 is to be deposited with the Owner upon arrival to cover possible damages to the property, and will be returned to Guests by bank transfer two days after check-out – For groups staying more than one week, a light, mandatory three hours cleaning of the villa costs Euro 60 and is payable upon arrival – a mandatory mid stay cleaning and sanitation of the pool costs Euro 60, due upon arrival - Large shower and pool towels are available at 10 Euro each per person, and must be booked before arrival. Winter heating is metered and payable upon departure according to the figure registered by the Meter. During the cooler season, the pool is closed.


 

Sporting  activities:

The area of the LAKES DISTRICT offers numerous sporting activities: Wind surf, sailing, swimming, fishing, canoeing, horse riding, boar hunting, scuba diving classes, tennis, ping-pong, cycling, trekking, bird watching, lovely tracks designed for walking in the surrounding green woods.

Golf: two lovely Golf Clubs are available in the area (One at Sutri, at 6 km from the Villa, and the other at Olgiata, at 18 km from the property).

Must-see places

Rome and the Vatican City: with their priceless treasures, are at only 40 minutes drive.
Here you can enjoy the fascinating museums, the roman, renaissance and baroque architecture, and lovely little “piazzas” and honey-coloured “cupolas”. While wandering along Rome’s ancient, narrow, winding streets, these all of a sudden open up and a lovely “loggia”, a mysterious church, an imposing basilica or a luxurious store come your way…

Lazio’s Lakes  District comprises Lake Bracciano, Lake Vico, Lake Martignano and Lake Bolsena.  This is a land where frenetic modern life is banned, and where the relaxed rhythm is still nowadays dictated by century old farmers traditions. In Tuscia, one can admire a unique monumental patrimony, consisting of Etruscan necropolis, imposing castles, and mysterious churches, that reveal the cultural and artistic evolution which took place along the centuries in this rich land.

In the immediate vicinity of Capranica, the medieval villages of  Trevignano Romano, Anguillara and Bracciano, offer a lot to see and a lot to do: Lovely historical centres, century old churches, the Museum of Trevignano that holds Etruscan archaeological treasures, the Palace of Prince Odescalchi, and lots of festivals and events, including international sailing competitions, Jazz Festivals, open air concerts and fireworks on Lake Bracciano.

Furthermore, there are innumerable places that should not be missed: Viterbo and its medieval “Pellegrini Quarters” as well as its “Popes’ Palace”; Bracciano and the medieval palace of Prince Odescalchi,; “Sutri” a lovely Etruscan village, perched on the top of a tufa stone hill as well as its lovely Golf Club; the little village of “Canale Monterrano” and its Etruscan necropolis; charming, little “Calcata”, the village of painters, where an international community of modern painters live and exhibit their work; Farnese Palace, located in lovely “Caprarola”; “Farfa” and its “Abbey of Santa Maria”, one of the most important sanctuaries of the middle ages.

Moreover, when based in Capranica , Tuscany (Florence, Pisa, Siena etc..) and Umbria (Perugia, Spoleto, Spello, Assisi etc..) are within easy reach, and can be comfortably explored and savoured every time you wish.


Open house Wine tasting and extra virgin olive oil tasting also offer you the possibility of gettring acquainted with the excellent quality of Italian wines and pure, extra virgin olive oil.  Furthermore, every village of the area organises gastronomic “fiestas”, where you can taste the local cuisine. The open air flee market takes place every week in every village of the area, and is not to be missed.

The lakes of Lazio

Lake VICO
Lake Vico is located in the crater of an ancient inactive volcano, in the centre of a natural protected oasis which hosts a great variety of eco- systems . The deep green mountains which embrace the lake, are covered by century old oaks, beeches and chestnut trees, joining branches overhead, and gently slope down to the lake shores. The end result is a fascinating live painting of rare beauty. River “Vicano” , originating from Lake Vico, smoothly runs down from the lake towards River “Treja”, and is particularly interesting as it is an artificial river, created by the Etruscans, who excavated its course in tufa stone. Therefore the river runs underground for about 100 meters, and surfaces beyond the hills. The local flora, jealously protected and respected by man, confers an added fascination on this blessed corner of Lazio. Here you can enjoy trekking, hunting, bird watching, horse riding, swimming and sailing, in total peace and tranquillity. And you can crown your day by having a succulent meal at one of the lovely little restaurants on the beach or along the lake shore.

Lake Bracciano
The limpid waters of Lake Bracciano are abundant with fish. The lake is very strictly protected against all kinds of pollution, as it represents Rome’s main drinking water reservoir. The lake is embraced by gentle hills and majestic mountains, and its shores are lined with deep green, century old trees. Its long sunny beaches offers many water sports (wind surf, swimming, fishing, sailing, canoeing etc…) and innumerable excellent restaurants and open air cafés are scattered along the shore. Here you can lazily lye in the sun , or choose to swim or windsurf, or again opt for touring the lake on board the Sabazia Boat, thus being able to admire, from a different perspective, the Lake’s three medieval villages: Bracciano, Anguillara and Trevignano Romano, this latter being the gem of the area.
 
Lake Martignano
Lake Martignano is immersed in a natural park, splendidly secluded. Due to its isolation from the beaten tracks, the lake almost represents a miracle of ecological integrity.

Lake Bolsena
This is the largest lake of volcanic origin in Europe. Here you can enjoy enchanting boat tours on its limpid waters, and sail to the secluded beaches of the Islands of Martana and Bisentina.
